Anybody know a good one. Ours is not cuttin the mustard. Tell me if I'm wrong, but for 3.5% of a $100K sale ($3500) I'd expect to do some work, that's a months income for me. We've been through 2 realtors at this point that want us to do all house hunting, never have time to show us the houses we do find, and seem to want that not insignificant pile of cash for NOTHING!

I say puck’em, look on the internets and drive through the neighborhoods you want to live in and contact the listing agent for the houses you find and negotiate the 3% realtors’ fee off the selling price up front. Don’t fall for that you need to sign our contract before I can show you the house crap, we had a few try that and when I told them I would walk if they insisted the always seem to be able to make an exception this one time.
This is what we did when we bought our daughter’s house and we only had to feed the one bottom feeder.

My brother-in-law was very happy with the ability, effort, and communication.  If our house hadn't lost so much value in the last few years, he's probably who we'd go with right now.

the agency generally gets half of that 3.5 percent. not that it matters 1750 is still alot of money.
